First: an informal chat

We start with an informal chat where we get to know each other and we talk to you through the entire process of purchasing a home in Amsterdam. We will answer all your questions about the process and the market and explain what is the added value of Busker Makelaardij. As we do not like surprises as well the initial chat is free of charge and all our fees are including VAT.

Buying guidance from the 2nd viewing

Have you already found your dream home and would you like your real estate agent to guide you through the process of research, negotiations and finalizing the deal? Or do you prefer to handle the property search and the initial viewing yourself and have the real estate agent take care of the rest of the process? In that case buying guidance from the second viewing onwards is your to go to service.

Where all you need to do is say yes or no to your new home? Then the full service buying guidance is exactly what you need.

Buying guidance from the 2nd viewing

For the buying guidance from the second viewing onwards we charge a commission of 1.5% including Dutch VAT calculated over the buying price of the property.

Full service buying guidance

For the full-service buying guidance we charge a commission of 2.2% including Dutch VAT calculated over the buying price of the property.

A buyer’s agent is a real estate agent that is only working on behalf of the buyer. Unlike a selling agent, the buyer’s agent has no connection to the seller and is interested in the best deal possible for the buyer only. The buyer’s agent will research the property, the association of owners, the possible leasehold or freehold, the property documentation, the value, the buyer’s agent will take care of the negotiations and will guide you through the finalizing process of the purchase up to the handover of the keys.

The Differentiation of Transfer Tax Act arranges the transfer tax from Januari 1 2021. There are 3 different rates of transfer tax, 0%, 2% and 10,4%.

The conditions for the 0% rate:
– you are between 18 and 35 years old.
– you never used the exemption from the transfer tax before.
– you buy to live in the residential property yourself.

As of April 1 2021 there will be an extra condition:
– the maximum buying price of the property is €440.000,-.

The conditions for the 2% rate:
– you buy to live in the residential property yourself.

In all other circumstances you pay 10,4% transfer tax. Even when parents buy for their children, when children buy for their parents or when you purchase a pied a terre.

Busker Makelaardij is also able to guide you through the buying process outside of Amsterdam. But only within a 15km distance and based on buying guidance from the second viewing onwards.
